Doug is entrusted with building strong relationships with Patch of Land’s Developer partners and oversees the underwriting for all loans.
Doug brings Patch of Land over 20 years of real estate experience as an award-winning Senior Loan Officer, Appraiser, Underwriter and Investor. For 15 years, he originated and underwrote over $200 million dollars in residential and commercial loans. During this time, Doug was also an active member of the Massachusetts Legislation & Compliance Committee. He also spent several years specializing in appraising single family, multi-family, and condos as a licensed real estate appraiser for the largest national banks. As a real estate investor, Doug focused on acquiring bank REOs and was responsible for property acquisition, budgeting, contractor estimates and renovation oversight. Transactions averaged ROI of at least 50% with a turn-time of 90 days.
Prior to his move to Patch of Land, Doug was a Project Manager leading the support of a new construction 24-unit residential project as well as the excavation for a 14-unit condominium project in Boston, MA. Doug received his BA from Fordham University.
David is an experienced entrepreneur who has built his career working as a real estate consultant, developer, investor, and asset manager. David co-founded Golden Bee Investments, a boutique real estate investment and development company that focuses on infill development projects and long-term cash flow based investments. To properly manage those investments, and commercial real estate owned by others, David co-founded Golden Bee Management, which manages a large portfolio of apartment and commercial buildings in the Los Angeles and Las Vegas markets. To assist with sales and acquisitions, David also co-founded Golden Bee Realty, which assists clients with the disposition and purchase of assets.
David brings a significant amount of experience as a real estate consultant working with a nationally recognized consulting firm called HR&A Advisors. In this capacity, David has assisted developers such as Westfield Corporation, Thomas Properties Group, Madison Square Garden Entertainment, and NBC Universal with financial feasibility analyses, entitlement processing, retail mix evaluations, fiscal impact analyses, and various other economic studies.
David earned a Masters in Urban Planning from the University of California, Los Angeles and dual Bachelors degrees in Psychology and Environmental Science, Policy and Management from the University of California, Berkeley. David is also a registered LEED Accredited Professional, licensed CA real estate broker and is a member of the Los Angeles Sustainability Collaborative, US Green Building Council, Urban Land Institute and Westside Urban Forum. David is also a part-time lecturer teaching real estate market analysis at UCLA.
